August followed a traditional seasonal slowdown, but beneath the surface, supply contracted much faster than demand. New listings dropped 14.1% year-over-year while sales fell just 2.1% (to 5,057 transactions), gradually eroding buyer leverage and strengthening the case for price stabilization.
